BER the Building Energy Rating System now being implemented is an index of the energy performance of your home.
While the process of obtaining the BER certification it self involves ~
additional expenditure and leg work, some argue the
benefits derived by the average
public are immense though not readily evident.
The Sustainable Energy Ireland (SEI) is the designated issuing authority with
responsibility for the regulation of
BER assessors,
logging of BER assessments
and the on going management of the BER scheme.
The involvement of SEI gives us an inclination to the primary vision of the scheme, sustainability.
This often disregarded
aspect in our day to day activities has now been brought to our doorsteps and every one conscious
of the burning
issue must be happy about it for we talk about it heatedly only when the Energy bills arrive!
Apart from the above who else will get benefitted?
Certainly the land lords and real estate agents will grumble about the additional
expenditure and the involvement necessitated.
Look at the following for new buildings;
- The use of better insulation material.
- Improved Building Envelope and roofing material
- Improved Weather stripping
- Efficient Heat Exchangers
- Regulated Fresh Air
- Efficient Pumps and controls
- Optimized water circulation systems
The list may be much longer. But the message is clear .The construction cost will be higher!
Though the payment is more or less one time, the service charges of the BER Assessor and
the logging charges will be additional to all the above.
On the other hand from the buyer’s or tenant’s point of view they stand to gain a lot.
For eg:
- The heating bill is considerable for any household. Improved insulation will ensure this is drastically reduced.
- Improved weather stripping will minimize dust and moisture ingress which translate to less maintenance costs!
- Regulated Fresh air will provide better Indoor Air Quality which boils down in effect to better health and less hospital bills.
- Improved building envelope will reduce noise pollution and also reduced maintenance.
- It provides a better footing for negotiations in prices and rates.
- You know where you stand with regard to the home operational costs in advance.
- You get an insight in to the mind of your seller or landlord, for a reasonable person will provide you a good product with a better BER!
Whatever the angle one looks at it the BER is on your side as an end user.
Even if you are constructing a new house the features you
may be incorporating as additional will sure to help you in the long run.
The energy thus saved in your dwelling along with so many other
thousands like yours will benefit the national coffers
enabling the implementation of much needed improvements elsewhere.
Those of you who look forward to a greener Ireland will find BER a heaven sent scheme towards materializing their ideals
Our BER Assessors
We employ Building Energy Rating (BER) assessors registered by Sustainable Energy Ireland (SEI), who carry out
BER assessments on existing and new houses, single or in developments.
Our assessor will assess the dimensions, fabric, ventilation, water heating and lighting systems in your building.
This will then be used to calculate an energy rating for the house. Energy ratings go from A to G, A being the most
energy efficient and G being the least energy efficient.
